In Dubai, villas are an essential component of the luxurious lifestyle, with a significant presence in the property market. In the last 90 days, the total transactions of villas in the primary market reached 3.2k, worth 11.5bn, ranking second among all property categories.

Price Ranges:

Taking a closer look at the villa market, we can explore the sales in different price ranges, most wanted locations, and popular projects that attract clients from all around the world. 

In the ultra-luxury range, priced at 50m+, there were only two transactions, with one in Jumeirah Bay Island and the other in Palm Jumeirah.

The elite range, priced from 20m-50m, saw 56 transactions, with Tilal Al Ghaf leading the pack with 26 transactions, followed by Dubai Hills Estate with 16 transactions and Damac Lagoons with 12 transactions. In Palm Jumeirah, there were two transactions in this category.

Moving on to the premium range of 10-20m, we saw a total of 99 transactions, with Tilal Al Ghaf leading again with 46 transactions, followed by Damac Lagoons with 39 transactions, and Damac Hills (Akoya), Sobha Hartland, Dubai South, and Al Barari with 5, 5, 3, and 1 transactions, respectively.

In the affordable range of 500k-5m, there were a total of 2,812 transactions, with Damac Lagoons being the most popular with 1,135 transactions, followed by District Eleven with 325 transactions, Mudon with 167 transactions, Jebel Ali Village with 146 transactions, Damac Hills 2 with 140 transactions, Town Square with 137 transactions, Arabian Ranches Phase 3 with 131 transactions, Dubai South with 124 transactions, Villanova with 90 transactions, and Al Furjan with 62 transactions.
